The House You Live In Might Be Your First Margin Move.

Our house had a $1,200 payment and rented for $2,200. Renting it out and moving into a duplex is what gave our family margin. Most people never run that math on the house they already own. This runs it in about a minute.

Where the rent goes

Every dollar, in the order it leaves.

Fill in the numbers above and this fills in with you.

The set asides are money you do not spend every month but will spend eventually: months with no tenant, repairs, and the roof and HVAC that come due one day. Skipping them is how a rental looks profitable for four years and then is not.

This is an estimate built on rules of thumb, not a promise. Before you act on it, put real numbers in front of a lender, an insurance agent and whoever does your taxes. I am not a financial advisor and this is not advice.

    Why this is here

This is what margin looks like on paper.

Flip out of the things that aren't serving you. Keep and grow the things that are. For our family, that was a house... renting it out instead of living in it gave us the margin that got me unstuck.
